Request for Letter of Interest in Property

 

Central Fire Station #1, located at 900 Mulberry St., will be relocated to new facilities currently under construction.  The City of Des Moines anticipates the current fire station property will be available for redevelopment in March-May 2013 when the fire department completes the move to its new facilities.

The City Council has received a communication from the Greater Des Moines Social Club indicating its interest in exploring a potential sale or lease of the property.  This communication can be found here.  The City Council has now requested an information gathering process to receive input from interested parties prior to marketing the property and receipt of legal, binding offers.

This document describes the information that should be included when submitting a letter as an interested party for the redevelopment of this City-owned site located at 900 Mulberry Street.

Letter of Interest

The City is requesting a letter from other parties that are interested in the lease or sale of this property. The letter should contain the following information.

  • Who would be the buyer of the property? (Individual, corporate entity, other?) Provide a brief description of the key people involved with the project.
  • Uses of the property?  Include a general sketch showing where those uses would be located within the property. Be as specific as possible in describing those uses.
  • Describe the general timeline for the major tasks associated with your project.
  • An estimate of the anticipated sources of funding and costs for the proposed project.  Discuss, if you propose to use, financial assistance that may be available such as tax abatement, State of Iowa programs, state and/or federal tax credits, etc.
  • Conditions/contingencies that must be addressed in order to be able to proceed with project.
  • An estimate of purchase price or lease term and payment that will be offered.
  • If retention of one or both buildings is anticipated, describe what historical elements will be retained in function and/or appearance.

This letter of interest is due by 1 p.m. on Wednesday, February 15, 2012 and may be delivered electronically, US mail, hand delivery or by fax to:
