This half-block rectangular-shaped property is located at the SE corner of the intersection of Mulberry and 9th Sts.

The site totals about 39,700 sq. ft. and has 132 foot frontages on Mulberry and Cherry Streets and 297 foot frontages extending on its east and west boundaries which face the 9th St. viaduct and a public alley.

There are two buildings on the property.

  • The fire station structure of approximately 25,000 sq. ft. which extends across most of the Mulberry Street frontage.
  • The smaller 5,200 sq. ft. repair shop building located on the SE corner of the property with access from Cherry St.

Zoning: The property currently has a split zoning designation.

C-3 (Commercial Central Business District) on the north portion.

The C-3 central business district is intended to accommodate large office concentrations, retail stores and related activities which occupy the prime area within the central business district and which also serve the entire metropolitan area. C-3 areas are characterized by high-intensity and large bulk development.

C-3A (Central Business District Support Commercial) on the south portion.

The C-3A central business support commercial district is intended to provide for medium- to high-intensity pedestrian and auto oriented office, retail, commercial, and/or commercial/residential development in support of the downtown core and will also serve the entire metropolitan area.
