| WHEN
IS A PERMIT REQUIRED?

When
are the following permits required?
A
Building permit is required when
any building or structure is erected,
constructed, enlarged, altered,
repaired. Moved, improved, removed,
converted or demolished.
There are certain "exceptions"
when a permit is not required,
as listed below, however, this
does not relieve the construction
from complying with all applicable
laws and ordinances.
- One-story
detached residential accessory
buildings used as tool sheds,
playhouses, and similar uses,
provided the are of such structure
does not exceed 80 sq.ft. (Check
for applicable zoning restrictions)
- Fences
not over 4 ft. high. (Check
for applicable zoning restrictions)
- Movable
cases, counters and partitions
not over 5'-9" high.
- Retaining
walls which are not over 4 ft.
high.
- Private
walks and driveways. (Public
sidewalks and/or driveway approaches
do require permits)
- Painting,
papering and similar finish
work.
- Window
awnings supported by an exterior
wall of a single family dwelling
and not projecting more than
54 inches.
- Residential
roof resurfacing. (The replacement
or repair of the roof structure,
including rafters and/or sheathing
does require a permit)
- Residing
of a single family dwelling.
(Except the construction of
masonry veneer)
- Cabinet
and counter repair or replacement.
- Window
glass (panel) replacement. (The
replacement of a complete window
unit does require a permit)
Electrical
Permits: (Licensed
Contractors Required)
Electrical
Permits are required for the construction,
repair, installation or modification
of any electrical system or equipment,
except when a single fixture
is replaced and no other construction
or repairs are needed.
- Mechanical
Permits: (Licensed
Contractors Required)
Mechanical
Permits are required for the construction,
repair, installation or modification
of any mechanical system or equipment,
except
when the repair work is valued
at less than $50.
- Plumbing
Permits: (Licensed Contractors
Required)
Plumbing
Permits are required for the construction,
repair, installation or
modification of any plumbing system,
except
the direct replacement of a fixture
Sink, Water Closet,
etc.) is allowed to be replaced
without a permit.
